REO Disposition

The USRES REO Disposition team specializes in the liquidation of your assets through efficiencies gained by utilizing experienced and motivated staff, class leading technology, and superior customer and vendor support. Immediately upon the completion of the REO sale, USRES handles all sales and property management related activities on the seller's behalf.

Because we are dedicated to providing the best, our management team is composed of seasoned lending and real estate professionals with extensive aggregate experience in all facets of REO management, real estate valuation, loss-mitigation, real estate sales, closings, and property management.

Our REO Services include: Standard REO services of New File Setup, Valuation Management, Marketing Management, Offer Management, Closing Management, Title Curative Management, Preservation Management, and includes Redemption Management, Eviction Management, Property Management, Basic HOA, Basic Tax, and VBR services.

REO Services
A La Carte REO Services
    • Inspections - Routine inspections are completed to gain understanding and to start strategy on property preservation and eviction related services on occupied properties.
    • Redemption Management - Management of occupancy checks every 10 days, requests for Affidavit of Abandonment, monitoring attorney processes, required preservation management (rekey/winterization) and invoicing.
    • Eviction Services - We partner to with the best in practice law firms in the country to ensure proper eviction timelines and control costs. During the eviction process we work with borrowers on Cash for Keys to shorten timelines.
    • Property Preservation - We ensure proper preservation of the property by rekeying doors, completing trash-outs, monitoring health and safety items, contracting for routine lawn and pool care, winterization, and other rehab related items.
    • BPO Valuations - Our Exterior and Interior BPO report format provides complete subject information, extensive comparable listing and sold property data, and neighborhood statistics and market trends. Easy to read and full of useful, comprehensive information, each BPO is audited and edited carefully by Certified Appraisers.
    • Appraisal Valuations - We provide Full, Exterior and FHA Appraisals. Each appraisal is audited by our in-house staff of Certified Appraisers and our appraisal team promptly processes any concerns or questions you may have upon receipt of ordered appraisals.
    • Reconciled Market Values - A staff of certified appraisers offers a full array of review processes to assist in determining a viable Reconciled Value and conduct in-depth Desk Top Reviews as well as Historical Forensic Reviews, utilizing cutting edge technology, data capture, and vast experience.
    • Property Management - Verification of bona fide lease agreement, monitoring of rents, management of required preservation, referral to evictions upon qualified event, and invoicing.
    • Vacant Building Registration - Verify registration requirements in city/county. Register per guidelines and provide documentation to client.
    • Title Management - The USRES Title group orders a preliminary title report on each REO at time of referral in order to cure any open issues on title in advance of going under contract. The title team works diligently to ensure timely curative efforts for expeditious closings to meet both the buyers' and sellers' expectations.
    • Offer Negotiation - Our team of asset managers fully review the file, the offer details, the cost analysis and the client guidelines to offer the client a recommendation for the best course of action per property.
    • Contract Processing - Our contract processing group manages the process of validating, confirming, collating, and executing the required state and REO addendums in order to proceed to sale.
    • Closing Services - We have an extensive database of closing and title offices with which we work to ensure timely and quality closings. Our team is continually reaching out to all parties to meet deadlines and offer quality solutions to any issues brought up at, or prior to, the closing table.

    • HOA Management - Basic HOA package plus maintain regular payments until file closes.
